The DOMO 2 railway station, located in Piedmont in the vicinity of the municipalities of Villadossola and Beura Cardezza, is positioned in correspondence with the railway line of strategic importance, both at national and European level, identified as "Corridor 24 Genoa - Rotterdam". It is also connected to the freeway "A26 Gravellona Toce - Genoa" and it is only 70 km far from the international airport of Malpensa.

The area under study corresponds to a portion of the site (250,000 sq.m.) subject to a sale by Ferservizi S.p.A., the owner of the area.

In order to identify the possible environmental liabilities present in the area subject to sale, a Phase I environmental Due Diligence of the DOMO 2 railway station was carried out prior to acquisition of the area.

The activities carried out included an initial Desktop Study phase, followed by an inspection to identify the liabilities, and a subsequent reporting phase containing a summary of the liabilities found.

The activities carried out consisted in carrying out a Phase I Due Diligence aimed at identifying potential site-specific criticalities.

The activity was carried out according to the following phases:

1) Desktop study: retrieval of all available environmental (topography, hydrology, geology, hydrogeology, etc.) and historical (documents, aerial photos, etc.) information in order to identify areas potentially affected by liabilities;

2) Site inspection: aimed at direct identification of potential liabilities present on site. In addition to a general assessment of the areas, we focused on the presence of potential sources of contamination (underground and above-ground tanks, drums of lubricants or chemicals, etc.), waste stored or abandoned, the presence on site of fill materials and materials containing asbestos;

3) Evaluation of the information collected and reporting: by cross-referencing the bibliographic information with what was highlighted during the inspection, it was possible to provide the client with an assessment of the qualitative state of the area.

The execution of the activities carried out by Pro Iter Ambiente has allowed to identify the environmental criticalities present in the site in view of the purchase of the area.

The results of Phase I highlighted the need to proceed with environmental investigations (Phase II) that are fundamental for a correct economic quantification of the environmental liabilities found at the site.
